this amounts to almost 9 % which even if you agreed to pay is well over the odds....as normally as has been mentioned the total fee to both vendor and buyer amounts to 6 % which if my maths is right works out at 580 x 6 = 5400
in reallity you should only pay half of this... and although a reply says its abnormal to do so in reallity most agents require the payment of your buyers percentage at the compromesso stage.... to pay anything other than that is against all normal practices here and i would advise you to walk away.... if not run...
however this does not help much.... you obviously have chosen a place you like...you are saying its a plot...does that mean land or what....if so how large...
is the agent you are dealing with an english speaker, a english person acting as a go between...or what ... are you sure you have things clear... if you want the place and think that you can carry on dealing with this agent... in the first place mention you are getting your solicitors in england to handel all negotiations for you...see uk lawyer threads... drop a name and see the reaction...if this does not reduce the agents fee actually use them.... they charge e 2000... if your fee is in reallity as abuyer 2700 the total arrives at 4700... they will also make sure things are as they seem
however...and this may be a hard thing to do.... the person is already attempting to cheat you.... you can most probably report them...threaten them...whatever... and get a drop in this absurd demand.... but after that is the property without problems.... the agent needs to be on your side to get everything through ....
i know the feeling and when a variety of this happened to us we walked away....we now have a property that was in all ways better.... and with no cheating.... but for a couple of months the question in our mind was if only we had just paid up....
sorry a post that does not give a definitive answer... but i think you have to decide...the only definitive thing is they are overcharging and what they are attempting is not legal

If you want to speak to someone in the know, who will give you an honest answer wthout it costing you, I suggest you call Annie or Francesco on 333 4304201. Explain what you have just told all the readers and Annie, being in the property market herself, Cisternino based, will give you an honest answer. And if she doesn't know, she'll be able to ask the relevant people.
This is not a gimmick by any standards. And I am not a promoter of agencies but Annie has been our guardian angel since arriving in Puglia, giving us guidance and direction. Without her and Francesco, we'd be well and truly sinking in the.......as we speak! Due to another agency.
By the way we paid 3% on our property costing €140,000. We originally purchased our property from an Ostuni agency. But I wouldn't recommend him for various reasons. None of which I should think I could post on this forum.
Please think before you purchase. There are some great agencies here and some great people but they are not all. Forewarned is to be forearmed or something like that.

No experience of the facts there other than from the forum but wanted to put my big nose in this and help a bit adriatica with an unforced error, 6 pct from 58K would make 3.480 so the buyers half is 1.740. I hope you mist some buttons after couple of grappas in or whatever you use in the coast in your local bar ;) (And I hate it because I can't have the same here)

in my experience 3% is right for houses over 80000, below that there is a fixed rate. You should definately be splitting the costs with the vendor though.

to reiterate my point ... and hearts sometimes rule over minds... what has been quoted by the original poster is all wrong and should not be... however if heart rules then be more than doubly careful...
in essence you are being cheated and robbed... not actually but the proposal to do so is there... if you can get over the heart side walk away and in my limited opinion quote the name of the people suggesting you do this with the facts.... ie their suggestion that you pay this vast sum....

Aliena is right, you are being ripped off. The vendor and the buyer split the agents costs 50/50 and the norm is 6% in total. I would check that this agent is registered before you part with any cash. Another thing that I found surprising is that the agent will demand his money on the signing of the preliminary contract - I refused to do this and paid upon completion, which I'm pleased to say happened last week after 6 months.
Good luck and use the forum for some very useful tips. There are some people here that know the legal system inside out!
