1710 DIY or DIA?

Can we replace our windows/doors (without altering the aperture size) without having to seek permission/DIA? Or is this too naiive, the answer being contingent on other factors such as the local comune rules etc?

we changed without permission....were then reported by neighbours for having done so ....having a contact in the commune helped to have a form filled in ...backdated with required indication that we had informed the commune that we were about to do this work....didnt cost....

however there are as in england many regulations regarding historic structures... and listings of buildings....so that is one to take into accout....

... i also didnt read the article... but in a newspaer recently they also published a report on grants for doing work on your houses... increase thermal efficiency by changing windows to double glazed was one of the ways of getting the grants... i think 38 %.... sorry have not worked out where to find more about this...i would think any geometra would know...

[Yes you can as it is a manutenzione ordinaria. You need a DIA for a manutenzione straordinaria, that is structural openings, dealing with structural walls, erecting internal walls, creating new toilets, etc.

As ever, conflicting advice between first hand experience and what a professional suggests is the correct course. No criticism intended of respondents and thanks for your comments; but it is so frustrating!!

All I wanted to do was order up some made to measure units, arrange delivery and fit them myself; not difficult in physical terms.

Where can one find the authoritative answer to this type of issue; e.g. local building regs? We don't want to make waves as john recounts in his tale, but on the other hand don't need or want the added complication of having to engage a geometra or similar when there is no necessity.

the commune will have the answer...they often dont bite.....
.... in a sense you have to understand that not all buildibgs are the same.... ie in the historic centre of teramo...you cannot change windows to modern looking ones...and you would be made to remove them if you did... these rules apply also to many of the smaller villages... which have designated historic preservation areas.... its not always the case there will be a problem... but it is not a simple question to give an answer to .... and as i say.... get the approval of your commune...show them a window design ...or whatever...and they will most probably just say yes go ahead....

the answer from the architect is right in the structural sense ...but i would say without knowing your building and the area it is sited faulty in the planning sense

John - Thanks for the reply. V helpful

Poetica,
call the local ufficio tecnico if you are unsure. you did not mention being in a conservation area. I can only report the regulations as they are in general terms.
