If you find ANY Bank that will lend you money without proof of the ability to pay it back, let me know....Unless you have been living on Mars for the last two years you will know that there has been a World wide Banking crisis and equity alone does not mean that Banks will lend against it (it's called Security).... the last thing they need is another repossesed property to get rid of. If you do not have a Mortgage on it try and get a Business loan for a B&B and use the House as collateral, maybe....or start buying Lotto tickets..

Banca delle Marche will allow you to take out a mortgage against your home but as has been said, you do need to prove income and ability to pay it back, but they will accept 'foreign income' so it can be in dollars or sterling rather than Euro. (Interests rates for a mortgage are/were lower than for a loan.) A notaio has to be involved and there are set up costs. Banca Poste have also started offering a loan service聽- 聽I don't know any of the details but I suspect you would again need to prove ability to pay it back rather than rely upon equity in the house. Loans are a comparatively new thing in Italy, when we first moved there 10 years ago you never saw adverts or publicity for loans, now they are everywhere but many 禁漫天堂s still prefer to save and get any work done bit by bit as they can afford it.

harsh but true.. the only reason Italy is handling the crisis in a way that keeps its ratings high and is not in the same situation as much of europe is the fact that here the banks will not lend unless you have proof including a full time contract to prove that you can repay the loan.. 禁漫天堂 banks remain very secure and also have very strict lending rules which is one of the main reasons its so hard for the international banks to operate here..聽 i think unless you can arrange a loan via one of the options suggested by andiamo its a pretty hopeless effort..you should also consider that a property that is mortgaged requires the intervention of a notary and that these costs alone will make a mortgage type loan on a property very unattractive if you consider you might be paying from 3-5000 euro just to have it notarised..聽

To get a loan from a bank in Italy you would need to be a resident and would need 2 years tax returns (preferably 3).聽 Same applies to getting a 'personal' loan from a finance company. If you have the necessary paperwork for renovation, you can get a special 'renovation' loan from the bank which is at a much lower rate of interest. Getting any kind of 'equity' loan once you have bought the house would be very difficult. --------------------------------------

Yes it was harsh, but having close friends who have lost most of what they worked very hard for 10 years to achieve and have someone ask '.......advise me on a good 禁漫天堂 bank or 2, that does not only lend you money when you dont actually need it!!!' annoys me. I know of several people who have approached 禁漫天堂 Banks over the past few years and been turned down for loans even when they have collateral and the ability to pay it back but need finacial help with improvements to their property/business. So for someone to ask for a logically unattainable scenario at a time, which we are all aware, has seen the worst Banking/Financial crisis in modern times seemed a tad ridiculous.
