Hi folks!  We are buying/renovating in Bracciano, just north of Rome (A3, build in the 1960s).  Obviously we have done some basic research, but I know that there are cans of worms, red tape headaches and potential joy ahead... I know what we/can't do and we plan to make renovations in keeping with the property. It's essentially a solid single-storey stone cottage with traditional beams/roof on some land.  It's quite empty internally, so there is a requirement to reshape rooms internally, a request to change a window for a door/french doors and installatiin of a mezzanine to create a bedroom.  Essential services are supplied from the mother house, but we will have to change this arrangement, there is a housing development close by (over the fence).We haven't narrowed down who to work with yet and I'm torn between working with an artchitect, someone with a structural background vs a Geometra to cut through the red rap. Perhaps we need help from all three?! Any advice would be appreciated.  Any experience of renovating or recommendations for a Rome would be terrific too!! Thank you in anticipation.Pete.

Hello Pete,You have received a message from Laura De Rooy some days ago in reply to your question.As she wrote I am a Dutch engineer who lives and works in Alto Lazio, a 40 minute drive from Bracciano. I am working for foreign clients for over ten years now with restoring houses, handling the bureaucracy and to realize anyone's dream avoiding as much problems as possibile. Obviously I have an extended network of professionals in the region and I would be glad to assist you. I do not agree that working with a local geometra is the one solution, there are many aspects to be considered.If interested, please contact me!   

Thank you all for your thoughts/advice.  I really appreciate it.  Sorry for the delayed reply!  We are hoping to secure the property this month, so lots of work to planning to do.  We are in no rush, but want to explore the best option for us/this property.  We do need some structural help to start with, hoping to break it down into a few projects and will also roll my sleeves up myself!!Thanks again.
