HelloI'm after some advice please.When selling a property (houses and land, fairly large in size) I understand you need a certificate of conformity (not sure if that's the correct term?). Is it a legal requirement to get this done or can you sell without it?If needed how long does the certficate normally take to be granted (issued) and roughly how much does it cost, or can the amount vary depending on the size of property?Also what is actually involved in the process?Sorry for all the questions and thank you in advance.

If you mean agibilit脿 - then as with most things, it depends. 聽If your house was built before 1967 it is not a requirement, if it is new it is obligatory. 聽If it is a rental or tourist property is it necessary, etc etc. 聽If you have had work done with a concessione or a DIA its a good idea, and you should do it, but there is not legal requirement to do so. 聽If your buyers need 聽a mortgage you will need one. 聽If you mean conformit脿 as to the impianti, the central heating, etc then yes, they need to be certified before the sale.聽

Thank you modicasa. I've been told that because the houses were built differently to the plans submitted to the local commune these need to be documented and corrected (conforma) by the town geometre. Apparently this could take several months and cost several thousand euros (over 10,000). I'm not sure if thats different to agibilita? Is this something you have heard of before?

OK, this is a different problem. 聽When you build a house you submit a plan which the comune agrees. 聽If you then build something different to that allowed, you have to sort it out. 聽You have a house that is in 'difformit脿' and probably it can be sorted, by paying fines, sanctions and doing alot of paperwork to make it 'conforme'. 聽However, this depends on your comune - in some cases they can tell you to make the house that which you had permission for in the first place. 聽 Whether it is your problem or the builders/constructors depends when the house was built, but yes its a long and expensive process.聽
