1490 Land Value

Anyone out there with recent experience of land value in Le Marche (Amandola area)?

We need to split our purchase price between 300 sm farmhouse and 20,000 sqm of land (under cultivation with sunflowers). Does E4,000/hectare sound too much/little to those with recent purchase exprience?

Opinions gratefully received.

Hello Poetica

e4000 per hectare sounds pretty good to me. We are currently buying just north of the Sibillini and paying the equivalent of about e4000 per hectare for mainly woodland with some pasture.

Here is an email we received recently from a reputable agent based in Amandola:

>>
Usually a good plot of arable land in Amandola costs between 1 and 1,5 Euro per sq.m., but if you buy to give a complementary and higher value to a property it is very easy to reach a much higher price....the asking price can be two or three times the one above...

Thanks for the response. We settled on E15k/HA to (hopefully) disincentivise pre-emption claims. Local agent advised E10k/HA would be his normal asking price; so not far removed from your source's opinion.
