1630 Sitting tenant laws?

Hi posted this under property rentals but have had no answer so am trying under legal. Does anyone know if there are laws which allow tenants to stay in rented accomodation after a contracted rental period is over? Can you get stuck with sitting tenants if you do say a 6 month winter let and at the end of it they want to stay?
Have been approached by an agent who has a family househunting - ½ûÂþÌìÌà husband, English wife 3 kids - who want to rent somewhere over next winter 06/7 and I am very much in two minds about it. Extra money to plough into the house is always nice but what if they refuse to leave - does it take forever to go through the courts to get people out as it does in the UK?
Any advice gratefully received..

There is in Italy a new type of contract which allows short term rental which is generally used for people who only want to stay in an area for a short period of time, no less than 1 month and no more than 18 months.

I think this type of contract could be suitable for you since it's quite flexible and legally speaking it allows to interrupt the contract without needing to have serious reasons. In ½ûÂþÌìÌà it's called "usi abitativi per esigenze transitorie".

Just be very careful to point out who is to pay for the electricity etc... Our ½ûÂþÌìÌà friends rented out their holiday home for the winter , to an ½ûÂþÌìÌà couple. They did not clarify that the tenant had to pay all the utility bills and were left with a massive electricity bill. In the end it was hardly worth their while as they had rented it at a very reasonable rent.

Just make sure you are not left with any bills. In England my husband's rental properties are on shorthold tenancy agreements and there is always a returnable deposit, held by my husband's solicitor, in case of unpaid bills , damage etc etc , maybe you could do the same here? Why not ask a solicitor to clarify this?
